White Berry Business District
A mixed-use business district in Baku's White City pairing a ~79 m glazed office tower with a curvilinear two-storey retail and cultural podium, green roof terraces and a central drop-off plaza.
Set within Baku's White City, the project answers its context with a deliberately restrained palette — pale render, glass and timber — drawn from the district's history and chosen as a sustainable, regionally appropriate solution. The massing was developed in six steps: separating retail and office zones, orienting volumes to the sun, opening exits onto the terrace, spacing the corpora to channel wind, softening edges with fillets, and finally bridging the terraces into one continuous landscape. A 79.4 m glass-and-steel office tower rises from a soft, curvilinear two-storey podium that gathers library, café, restaurant, market, conference hall and car showroom around a central circular plaza. The podium roofs become inhabited landscape — planted terraces, mature trees and seating connected by bridges — while the surrounding vegetation is selected from the region's own flora. 45.8 % of the 1.70 ha site is kept as greenery, with surface parking organised along the eastern edge and the principal office entrance addressing New str.
